Why community hosting

Built for property managers, strata, and building admins

Everything you need to manage parking at scale — without the complexity.

Open Communities

Make your spaces available to the public. Anyone on Parko can find and book a space in your community — no approval needed.

Restricted Communities

Limit access to residents, employees, or approved individuals. Verify users by email domain or manual approval for seamless access management.

Security Reports

Know exactly who is in your building. Generate daily or weekly occupancy reports showing every active booking, space, and user — at a glance.

Flexible Access Control

Support for key cards, gate fobs, access codes, attendants, and licence plate recognition. Share instructions with confirmed bookers automatically.

Individual Space Linking

Residents and owners can link their individual Parko listings directly to your community — bringing them under your community umbrella and into your reports.

Free to Set Up

No upfront fees, no subscriptions, and no lock-in. Create and publish your community at no cost.

Yes — creating and publishing your community is completely free. There are no upfront costs or ongoing subscription fees.

Yes. You can create and manage multiple community listings under a single account — ideal for strata managers and property companies with multiple sites.

A dedicated community parking space offers real benefits for employees. Knowing exactly who is in the building at any time improves site security and peace of mind. Guaranteed, affordable parking close to the office can also encourage more consistent in-person attendance — removing one of the most common friction points for commuters. Staff benefit from a more convenient, cost-effective alternative to expensive public carparks or uncertain street parking.

Individual parking spaces can be created as listings on Parko, linked to your community, and made available for booking — generating revenue from otherwise idle bays. If you are a strata company or building manager and would like to discuss other fee structures or revenue-sharing arrangements, please reach out to us directly and we will be happy to find a solution that works for you.

Multi-community
Individual space linking

Residents can link their space to your community

Individual Parko hosts — like residents or owners in your building — can connect their existing listing directly to your community. This brings them under your umbrella without any extra admin.

Seamless Linking

A resident with their own Parko listing enters your community code during their listing setup. Their space is instantly associated with your community.

Community Standards Apply

Linked spaces are subject to your community standards. Bookers must acknowledge your rules before reserving a linked space — the same as any community-managed bay.

Included in Reports

Linked individual listings appear in your security and occupancy reports. Know who is in every bay across your building — whether it is community-managed or resident-owned.

How does linking work?

When a resident creates or edits their individual Parko listing, they can tick "This space is part of an existing community" and enter your community code. Once linked, their space appears under your community in the Parko directory and is included in all your community reports — daily, weekly, or on demand.

Just a single parking space to share?

Parko also supports Individual listings — ideal for homeowners, renters, and anyone with a spare driveway or garage spot. Set your own availability and earn from your idle space. You can always link your listing to an existing community later.

Common questions from community admins

An open community is publicly listed on Parko — anyone can find and book a space without needing prior approval. A restricted community limits access to a pre-defined group, such as residents or employees, verified by email domain or manual approval.

Users can be verified by email domain — anyone with a matching address gets sent a verification code to authenticate them before they are able to view listings within the community. Alternatively, the community admin can manually approve or deny each access request for full control over who joins.

No minimum. You can create a community with as few or as many spaces as you have available.

Security reports give you a snapshot of who is currently in your building — every active booking, the space it relates to, and the vehicle details. You can generate these on demand or receive them automatically on a daily or weekly schedule.

Yes. You can configure operating hours (e.g. 9am–5pm weekdays) so that access and bookings are only permitted during those times.

Yes. During setup you can enter custom community standards that all bookers must acknowledge before they can reserve a space in your community.

Yes. When a resident creates or edits their individual Parko listing, they can select 'This space is part of an existing community' and enter your community code. Their space is then linked to your community, subject to your standards, and included in your security reports.

You can generate a security report on demand at any time from your community dashboard. You can also configure automatic reports to be sent to your admin email on a daily or weekly schedule — giving you a regular record of who is in your building.
